  • Buyer’s deposite submitted to escrow.

  • Seller’s required disclosures sent to buyer

INSPECTIONS & APPRAISAL

  • Buyer’s home inspection completed.

  • Seller’s preliminary title report reviewed.

  • Buyer’s Appraisal ordered & reviewed.

REPAIRS NEGOTIATED

  • Buyer repair request reviewed.

  • Estimated gathered if needed.

CONTINGENCIES REMOVED

  • Buyer’s contingencies removed. Generally within 8-14 days.

CLOSING DOCUMENTS

  • Buyer’s loan documents issued.

  • Estimated closing statement reviewed.

FINAL WALK THROUGH

  • 1-5 days before closing, buyer confirms home condition is satisfactory.  Any repairs are then inspected.

CLOSING & RECORDING

  • Buyer signs loan documents and we are verified by underwriting.  Title records & funds are distributed.
